A converted loft room with uninsulated slopes can lose heat faster than any other room — roasting in summer, freezing in winter. Room-in-roof insulation treats the sloped ceilings, stub walls and gable ends as one system. It’s also an ECO4-fundable measure until December 2026.
A room in the roof is surrounded by outside air on more faces than any other room: two sloped ceilings, gable walls, stub (knee) walls with cold voids behind them, and often a small flat ceiling above. If the slopes hold only thin or slumped insulation between rafters, the room leaks heat in every direction — and radiator upsizing never fixes the fabric problem.
A complete job insulates: the sloped ceilings (rigid boards between/under rafters with a ventilation gap above), the stub walls and the cold void behind them, the gable ends, the small flat ceiling area, and around the dormer if present. Half-measures — slopes only — leave cold bridges that undo much of the benefit. Expect £1,500–£4,000 depending on room size and access, with re-boarding and redecoration on top if surfaces are opened.
Because the untreated room is often the worst performer in the house, the comfort change is dramatic — typically several degrees warmer in winter and noticeably cooler in summer. Bill savings depend on how much the room is heated, but £150–£300 a year is common for a regularly used loft room, plus a meaningful EPC improvement.
Room-in-roof insulation is a recognised ECO4 measure — eligible benefits or Flex households can have it funded until the scheme closes 31 December 2026. In England, insulation measures also feature in the Warm Homes: Local Grant for EPC D–G homes meeting income criteria. Privately, it carries 0% VAT as an energy-saving material.
