Damp, condensation and mould in the loft or walls

One of the most common issues homeowners report after insulation problems

Condensation in the loft is one of the most common problems associated with older or incorrectly installed insulation. It typically occurs when warm, moist air from living spaces rises through gaps in the ceiling and meets the cold roof surface — condensing on cold timbers and roof felt.

Signs of loft condensation

  • Dark staining or black marks on roof timbers
  • Visible mould growth on felt, joists or insulation
  • Wet or damp insulation (mineral wool goes dark when wet)
  • Rust on any metal fixings or water tank supports
  • Musty smell in the loft or through the ceiling

Common causes

  • Lack of ventilation in the loft space
  • Blocked or insufficient eaves vents
  • Insulation draped over eaves blocking airflow
  • Hot water pipes or cylinders in the loft losing heat
  • Gaps around loft hatch or ceiling penetrations

What to do: A proper loft insulation assessment will check ventilation, existing insulation condition, and identify any sources of moisture entry. Don’t add more insulation on top of wet or mouldy existing material — it needs removing first.

Many mortgage lenders — including major high street banks — will decline to lend against properties with spray foam insulation in the roof space. This can make selling your home extremely difficult and may affect remortgaging.

Spray foam bonds to roof timbers and prevents surveyors from properly inspecting the timber for rot, infestation, or structural issues. Some types accelerate timber decay by trapping moisture.

🚫 Difficult and expensive to remove

Spray foam removal typically costs £1,500–£5,000+ and may require specialist contractors. It may damage roof timbers during removal. This cost often falls to the seller when trying to sell.

Problem 3

Persistently cold rooms despite heating

If rooms remain cold no matter how high the heating goes, it is usually a sign that heat is escaping faster than the heating system can replace it. This is a heat loss problem, not a heating system problem.

Cold exterior walls suggest missing or underperforming cavity or solid wall insulation

Problem 4

Old, compressed or degraded insulation

Mineral wool loft insulation degrades over time and loses effectiveness. Compression — from people walking on it, storing items in the loft, or from settling — significantly reduces its thermal performance. Recommendations have also changed: modern standards suggest 270mm minimum, but many older homes have 100mm or less.

Frequently asked questions — insulation problems

Can I sell a house with spray foam insulation?

Potentially yes, but it is significantly harder. Many mortgage lenders will decline properties with spray foam in the roof space, which dramatically reduces the pool of buyers. You may need to disclose it, obtain a specialist report, or factor in the cost of removal when pricing. Getting specialist advice before listing the property is strongly recommended.

What causes black mould in the loft?

Black mould (typically Cladosporium or Aspergillus) in loft spaces is almost always caused by condensation — warm moist air condensing on cold surfaces. Poor ventilation and insulation that blocks eaves vents are the most common culprits. The underlying moisture source must be addressed before any mould treatment is effective long term.

How do I know if my loft insulation needs replacing?

Signs include visible degradation or flattening, evidence of moisture or mould, depth under 270mm, insulation over 25 years old, or any evidence of pest damage. If you are unsure, a free assessment can check the current state and advise on whether replacement or a top-up is more appropriate.

Will new insulation fix my damp problem?

Not necessarily — and potentially not at all. Damp and condensation need to be diagnosed and the source identified before adding insulation. Adding insulation to a damp space without fixing ventilation and moisture control can make things worse. Get an assessment of the damp problem first, then address insulation as part of the solution.
