Most homes built in the UK after the 1920s have cavity walls — two layers of brick or block with a gap (cavity) between them. Without insulation, warm air moves through this gap and escapes through the outer wall. Cavity wall insulation fills this gap with material that slows heat transfer.

Foam cavity fill shares the same mortgage lender concerns as spray foam loft insulation. Many major UK lenders will decline to mortgage properties where foam has been injected into cavity walls. Mineral wool or EPS beads are the safer, lender-accepted options.

Cavity wall insulation carries real risks if the survey is inadequate or installation is rushed. The most common problems are:
If the cavity bridges moisture from the outer to inner wall, damp patches appear on interior walls. This happens most often in exposed locations, where EPS beads are more suitable than mineral wool.
If the material doesn’t reach all parts of the cavity — particularly around wall ties and obstructions — cold spots and interstitial condensation can develop.
Homes in high-exposure wind-driven rain zones (coastal, elevated) need moisture-resistant materials and proper assessment. The BBA certificate for the chosen product should match the exposure zone.
Older mineral wool installs can settle over time, leaving gaps at the top of the cavity. A follow-up inspection after 20+ years is worth considering for pre-1990s properties.

Older mineral wool cavity fill may have settled, particularly at the top of the wall.
