What is cavity wall insulation?

Most homes built in the UK after the 1920s have cavity walls — two layers of brick or block with a gap (cavity) between them. Without insulation, warm air moves through this gap and escapes through the outer wall. Cavity wall insulation fills this gap with material that slows heat transfer.

The process involves drilling small holes in the outer wall, injecting the insulating material, and sealing the holes. It typically takes around 2–3 hours for a semi-detached home and causes minimal disruption.

Is your home suitable for cavity wall insulation?

Not all homes with cavity walls are suitable for filling. A survey is required before installation — most reputable installers offer this free. Here’s what surveyors check:

Foam cavity fill shares the same mortgage lender concerns as spray foam loft insulation. Many major UK lenders will decline to mortgage properties where foam has been injected into cavity walls. Mineral wool or EPS beads are the safer, lender-accepted options.

What can go wrong

Risks of poorly installed cavity wall insulation

Cavity wall insulation carries real risks if the survey is inadequate or installation is rushed. The most common problems are:

Damp penetration

If the cavity bridges moisture from the outer to inner wall, damp patches appear on interior walls. This happens most often in exposed locations, where EPS beads are more suitable than mineral wool.

Incomplete fill

If the material doesn’t reach all parts of the cavity — particularly around wall ties and obstructions — cold spots and interstitial condensation can develop.

Wrong material for the property

Homes in high-exposure wind-driven rain zones (coastal, elevated) need moisture-resistant materials and proper assessment. The BBA certificate for the chosen product should match the exposure zone.

Settled or degraded material

Older mineral wool installs can settle over time, leaving gaps at the top of the cavity. A follow-up inspection after 20+ years is worth considering for pre-1990s properties.

Always use a CIGA-registered installer (Cavity Insulation Guarantee Agency) who will survey the property before quoting. Insist on a 25-year guarantee. For exposed or coastal properties, specify EPS bead insulation with a BBA certificate for the exposure zone.

Households receiving Universal Credit, Pension Credit, or other qualifying benefits are most likely to be eligible. Low household income without benefits may also qualify in some cases.

Typically D, E, F or G. An EPC must be obtained if you don’t have one. Many cavity wall homes without existing insulation fall into D or E.

Property suitability

The property must be surveyable and suitable for cavity fill. The installer will confirm this during a free survey.

How long does cavity wall insulation last?

Well-installed cavity wall insulation typically lasts 25 years or more, and most reputable installers provide a 25-year guarantee backed by CIGA (Cavity Insulation Guarantee Agency). Mineral wool can settle slightly over decades but maintains much of its performance. EPS bead insulation tends to be more stable long-term.

Can cavity wall insulation cause damp?

Poorly installed cavity wall insulation in unsuitable properties can cause or worsen damp. The main risk is in exposed coastal or upland locations where wind-driven rain penetrates the outer wall. A proper survey will identify whether the property is in a high-exposure zone. If it is, EPS bead insulation with appropriate BBA certification should be specified rather than mineral wool.

Does cavity wall insulation need planning permission?

My cavity wall insulation was installed 20+ years ago — should I replace it?
