How long does loft insulation last in the UK?

The lifespan of loft insulation depends on the type of product, the conditions in the loft, and whether it has been disturbed or damaged since installation. Here is a guide to expected lifespans for each major type of insulation used in UK homes.

Insulation TypeExpected LifespanMain Risk Factors
Fibreglass / Mineral Wool (Loft)40+ yearsWater damage, physical disturbance, pest nesting
Foil Insulation25–40 yearsMoisture ingress, mechanical damage
Loose Fill20–30 yearsSettling, moisture, air movement displacing material
Rigid Board (PIR/EPS)30–40 yearsPhysical damage, moisture at board edges
Cavity Wall (mineral wool)25+ yearsWater penetration into cavity, settlement
External Wall25–35 yearsRender damage, water ingress at junctions

Does loft insulation need replacing?

In most cases, no. Well-installed mineral wool or foil insulation in a dry, undisturbed loft can last the lifetime of the property without needing replacement. The product does not degrade chemically under normal conditions.

However, there are situations where replacement or top-up is worth considering:

Below recommended depth: Older insulation installed before current standards (pre-2003 guidance suggested 150mm; current guidance is 270mm) may be performing significantly below its potential. A top-up to 270mm is inexpensive and immediately effective.

Water damage: If your roof has leaked, insulation may be waterlogged and compacted. Wet insulation loses much of its thermal value and should be replaced once the roof issue is resolved.

Pest damage: Rodents and birds nesting in loft insulation can destroy sections of it. Infestations should be treated and affected insulation replaced.

💡 Quick check: Look into your loft and estimate the depth of insulation between the joists. If you can clearly see the top of the joists, your insulation is likely below 100mm and significantly underperforming. Current recommendation is 270mm.

Signs your insulation needs attention

Visibly thin or absent — joists are fully visible, insulation below 100mm

Damp or discoloured — insulation has been exposed to water and may be compacted

Matted or compressed — has been walked on or had items stored on it

Gaps and holes — missing sections around hatch, pipes, or lights

Home noticeably cold despite heating — often the first practical sign of under-performing insulation

Frequently asked questions

How long does loft insulation last?
Mineral wool loft insulation typically lasts 40+ years. Foil insulation lasts 25–40 years. Neither degrades chemically under normal conditions — the main threats are water damage, physical disturbance, and pest activity.
Does old loft insulation need to be replaced?
Not necessarily. If it's undamaged and was installed at 270mm depth, it likely still performs well. If it's below 100mm, wet, or damaged, a top-up or replacement will deliver significant improvement.
How often should I check my loft insulation?
Every 5–10 years is sufficient for a visual inspection. Also check after any roof work, after signs of pest activity, or if your home suddenly feels colder or your heating bills increase unexpectedly.
